Does my project require DRC approval?

Yes - if any work will be done to the exterior of the property (building or land), advance written approval from the DRC is required. ​
'The Design Guidelines are binding upon all persons who construct, refinish or alter any part of the exterior of any building or make other improvements up, under or above any property, create fill, make any change in the existing surface contour or drainage, or install any utility line thereon or thereover.'
Steps to submit an application to the DRC:
1. Read and understand this document: Cotton Ranch Design Review Guidelines, and visit www.cottonranchdrc.org to also read and understand all the documents, forms, and checklists listed on these webpages:

2. Send an email to cottonranchdrc@gmail.com with carbon copy (cc) to managerthurston@gmail.com that includes ALL required documentation listed in the Cotton Ranch Design Review Guidelines in a SINGLE email - subject should include 'Street Address, DRC, and a description of the proposed project'. Required documentation includes the following:
2.A) Attach this COMPLETED DRC Application Form to the email.
2.B) Attach ALL supplemental documents related to your proposed project (plans/drawings, site map showing setbacks & property boundaries, details/specifications of all materials, colors, and or plants).
(DRC applications MUST be 100% complete and include ALL documents required according to the Design Review Guidelines together in one single email for the application to be reviewed by the Design Review Committee.)

3. If applicable for your project (for example, for new construction or additions), according to the Cotton Ranch Design Review Guidelines, complete this Design Review Fee Check Submission Form and this DRC Compliance Deposit Check Submission Form and enclose those completed forms along with checks to pay the $1,500 non-refundable Design Review Fee and the $2,000 refundable Compliance Deposit to:
