Metropolitan District ~ Homeowners' Association ~ Sky Legend Association

Cotton Ranch is a 468 acre residential golf-course community located in the Town of Gypsum in western Eagle County, Colorado which is approximately 35 miles from the ski areas of Beaver Creek and Vail.  The community consists of the lower valley, which is where the initial development occurred and an upper mesa known as Sky Legend.

There are a number of organizations that govern the community including the Cotton Ranch Metropolitan District, the Cotton Ranch Homeowners' Association, and the Sky Legend at Cotton Ranch Association.  Additionally, the Town of Gypsum also owns and operates the Pete Dye designed Gypsum Creek Golf Course within the community.  The golf course clubhouse also includes a restaurant, tennis courts, and a swimming pool which the Town owns and either operates or contracts with Mountain Rec to operate.
